General conditions, price list, and definitions useful to lease the apartments FIGA in Dekani 90 Dekani
General conditions are integral part of the lease contract as stipulated between landlord Albin Franca and the guest, either verbally or in written form, or electronic format. Is of primary importance that the gust should send the advance payment on the c/a (current account) of the landlord. Guest is agreeing on all the general conditions.
INTRODUCTION
In Dekani, Dekani 90 Albin Franca, landlord , lease apartments. The apartments are located in a private house at the following address: Deakani 90, and are two different apartments:
FIG I ( 4 persons) on ground floor has: kitchen with dining table and 4 chairs, bathroom (wc, shower cabin, bidet washing machine, sink and cupboard)one room with regular bed ( 160x200) and another bedroom with two beds (90x200) TV set is in the kitchen. At the entrance of the house there are parking places for two cars. In the garden you'll find a terrace with a big table for 8-10 persons that can be shared with the other apartment.The apartment has central heating. Kitchen is equipped with reffrigerator, dish washing machine, burners, 2 electric and two with gas, and an electric owen. All necessary pots to cook and cutlery are available, as well as cleaning equipment.
FIG II (4 persons)Located on ground floor as well, has: entrance with cupboard, one bedroom with regular bed (160x200) a sitting room with a sofa-bed for two, TV, bathroom (wc, shower cabin, bidet washing machine, sink and cupboard). Kitchen is in the house in front of the apartment entrance, reachable just crossing the court. At the entrance of the house there are parking places for two cars. Possible as well to park in the covered parking of the main house. In the garden you'll find a terrace with a big table for 8-10 persons that can be shared with the other apartment.The apartment has central heating. Kitchen is equipped with: with refrigerator, small dish washing machine, burners, 2 electric and two with gas, and an electric owen. All necessary pots to cook and cutlery are available, as well as cleaning equipment.
GENERAL CONDITIONS
General conditions, together with the house rules and regulations are stringent and valid for the use of the apartments, and are an attachment in the web pages of FIGA. Guest agrees with such conditions and accept them while forwarding reservation, both verbally, in writing or by electronic means. General conditions are in the apartments as well. Landlord reserves the right to change conditions without previous notice,publishing them on the web page. Guest is bound to refund landlord of all the eventual damages caused by himself. Landlord is not responsible for valuables or money left in the apartment or in the cars in parking area. Valuables and money can be deposited in the landlord hands for custody.
FIRE RULES
Fire rules and instructions to the fire excape are hung in the apartment. You are bound to observe the fire rules and the position of fire extingushers and alarm. Use of cooking or heating devices in the rooms is strictly prohibited,as per fire rules. Smoking in the rooms is forbidden. In case fire alarm should go off due to smoke or forbidden activity in the rooms,or even without regular cause, guest will be asked to refund the fire brigade expenses or deposit will not be refunded.
RESERVATIONS
Guest may reserve the dates or register by phone +386 (o)51 388 324 + 386 (0) 41 645 843 every day between 8.00 and 20.00 or by e-mail. Signing the agreement, Albin Franca and the guest are bound to respect the contract stipulated following the general conditions. At the moment of registering, the guest must supply all the necessary information and grant for their truthfulness being directly responsible for said declarations. Contract is valid and closed when Albin Franca landlord sends the confirmation duly signed to the guest and receives the payment of the 50% of the agreed amount for the lease. Such contract is binding for both parties.
Guest is bound to pay to landlord tourist and promotional tax issued for the municipality of Koper.
PAYMENTS
Day in which the payment is arriving on the c/a of the landlord will be considered the payment day. Deposit for the reservation must be paid not later than three days from the acceptance of the reservation,and must be equal to 50% of the agreed price. Balance will be paid not later than 5 days before the arrival of the guest. Should the guest not pay the deposit ,the reservation will be null as the contract did not deploy it's validity. Should the guest not pay the balance prior to his arrival, will become operative the general conditions and the below stated instructions on the cancellation of the reservation. Guest must pay to the landlord touristic and promotional tax issued in the name of the municipality of Koper, equal to Euro 2,00 per person per day, and Euro 1,00 for children between 7 and 18 years of age.
RESERVATION ANNULMENT
Guest has the right to cancel the reservation indipendently from the reasons. Such a case should happen, landlord has the right to be refunded of the expenses. The relevant amount depends upon the dates in which the cancellation has occurred.
- up to 30 days before arrival 15% only of the agreed price
- 29 to 15 days before arrival 30% of the agreed price
- 14 to 8 days before arrival 50% of the agreed price.
- 7 days to the arrival day, 100% of the agreed price.
100% of the agreed price is due in the event the guest shoudl leave the apartment before the expected date.
OTHER INDICATIONS
- pets other than the ones declared to the landlord upon arrival are not allowed to stay in the apartment.
- Smoke is forbidden in the apartments. -guest will use all the tools of the apartment respecting safety rules, and care as if his own. Should damages occur even if unintentionally or caused by an improper use of the same, guest will refund all the damages.
- Should problems arise to the water system or electrical network or other sysstems in the apartment, guest is bound to imediately notify the landlord by telephone as well : + 386 51 388 234
- Before leaving guest should clean the utensils, dispose of the garbage and clean the fridge
Prices are comprehensive of water consumption, as well as electricity. WI-FI is included as bed linen and towels. A deposit of Euro 150,00 only is required at keys withdrawal, and will be returned, if no damages occurred , at the guest's departure. Landlord reserves the right to change prices without previous notice due to reservations and seasonal trends.

ARRIVALS
Arrival of the guest is allowed after 14,00 hs, and departure from the apartment should be before 11,00hs Keys of the apartment will be in the apatment itself,or in any other place as agreed with the landlord with a call to his telephone . +386 51 388 324 indicating as well the hour of arrival. To return keys please call the same number before 11,00 on the day of departure. Upon arrival clients must show passport or any other mean of identification (identity card or driving licence etc.) for each of the person who will use the apartment.
Use of the apartment will be allowed to the persons registered with the landlord only.
PAYMENT DETAILS
Issuing the reservation, payment of 50% of the agreed price should be paid to the c/a herebelow stated, and the balance should be paid to the same account not later than 5 days before the guest's arrival. Reservation will be valid upon arrival of the payment on the c/a. Confirmation will be sent by e-mail.
Day of the payment will be considered the day of arrival of the deposit in Landčlord's c/a. The deposit for the reservation must be paid not later than three days from the acceptance of the reservation and must be equal to 50% of the agreed price. Balance will be paid not later than 5 days before the arrival of the guest.
Should the guest not pay the deposit ,the reservation will be null as the contract did not deploy it's validity. Should the guest not pay the balance prior to his arrival, will become operative the general conditions and the abovementioned instructions on the cancellation of the reservation.
USE OF INFORMATION
Albin Franca , landlord must follow all the security rules stated by law for the use of personal datas. Accepting the offer guest accept that personal datas could be used for statistic use.
COMPETENT COURT
In case of quarrels between guest and landlord that could not be friendly solved, the Court of Koper will be competent. Albin Franca Landlord

HOUSE REGULATIONS
Upon arrival please show the landlord a valid identification document( passport, i.d.card or driving licence)
Use of the apartment will be allowed to the registered persons only. Guests will be accepted on the basis of the payments on the amounts of the contract. Inside the apartment smoking is not allowed. In the event of broken or damaged objects a damage extimate or value of the object itself will be calculated.
Guest may refund the damages directly or at the moment of the deposit restitution. Using the apartments guests are requested to use maximum care as it were their own. Keys of the apartment will be delivered by the landlord and to the same given when leaving the apartment,at the time stated in the contract or agreed with the landlord.
Tourist and promotional tax should be paid in advance or at the moment of arrival. Eventual other expenses will be settled on the day of departure at the latest at 10,00 a.m. or in accordance with the landlord. After 10 a.m. or 12,00 another day expenses will be debited to the guest. Between 11,00 in the evening and 6,00 in the morning guests are requested to respect rest and silence. Landlord is not responsible for money, jewels or documents left by the guest in the apartment or in the car. Landlord cannot be held responsible as well for any damage to card in the parking lot. Guest are therefore requested for their own safety to deposit the mentioned items in the care of the landlord. When leaving the apartment please switch off lights and any other electrical equipment. Important please respect the following:
- pay attention to cleanness and rules
- use radio and TV such in a way as not to disturb the neighbours
- accompany children to the bathroom *use water and electricity with care
- go to shop by foot or by bicycle to avoid noises and respect the ambience
In and around the apartments is not allowed: Turn on fires in open air, allowed in the bbq only, drive more than 5 km per hour, have dogs without leashe, bring explosives or incendiary substances, mix with earth and ambience, building or maintenance works, throw around garbage.
Landlord reserves the possibility to inspect the apartment even if occupied without previous notice. Guests that in spite of the warnings should break the rules or the quiet, will be asked to leave the premises.

MORE INFORMATION
- The responsible person is available to guests 24 hours a day at the above telephone numbers.
- Guests can also ring the doorbell of the host's apartment if they need medical attention or any other emergency help or information.
- We are obliged to clean the apartment every three days, so please let us know how and when you want it.
At the request of the guest we offer:
- luggage transfer from the apartment parking lot to the apartment free of charge,
- more frequent change of sheets and towels: for stays up to 7 days the service is paid by arrangement; for stays over 7 days we change sheets and towels free of charge,
- bath table,
- ironing board, iron is located in the apartment,
- pre-purchase (purchase of food) on request before arrival at the apartment,
- baby feeding chair free of charge,
- protective bed railing for children free of charge.
